How long will my home take to sell?

It really depends on your price, your home’s condition, and what demand looks like right now. That said, a well-prepared home that’s priced right in metro Atlanta usually draws serious interest within the first couple of weeks. When we sit down together, I’ll give you a realistic timeline for your specific neighborhood instead of a vague promise.

What does selling actually cost me?

Your main costs are the real estate commission and the usual closing costs, like title, transfer fees, and any repairs or concessions you agree to along the way. Before we ever list, I’ll sit down with you and walk through a clear, itemized estimate of your net proceeds, so you know roughly what you’ll walk away with.

Do I need to make repairs or renovations first?

Not always. Because I come from a contractor background, I can walk through your home and tell you which fixes genuinely raise your sale price and which ones just aren’t worth your time or money. A lot of the time it comes down to paint, decluttering, and some smart staging.

How do you decide the right list price?

I price against live, comparable sales in your area rather than a generic online estimate, and I factor in your home’s condition, your upgrades, and what buyers are doing right now. Price it right and you create real competition. Price it wrong and it just sits. That difference is exactly what separates a strong, fast sale from a stale listing.
